Notes:
We’ve completed our Refinancing in AUG25. As expected, we’ve reduced our mortgage repayments freeing up our monthly cash flow by an additional +312/monthly, or +3.75K/annualized since JUN25.
We now have a positive cash flow of +9K/annually since JUN24. Our repayments are currently 1.26K/fortnightly, or 2.73K/monthly, which is 32.8K/annualized. Since we’ve prepaid our mortgage, and utilizing our Offset Acct, we’re not paying any mortgage interest.
These additional funds will be allocated to our monthly savings for our next investment property purchase.
Additional Notes:
Per ING, as the mortgage interest rate changed, our repayments are subject to change after 26-AUG-25, so will be reflecting our SEP25 repayments. Therefore, we’ll update our mortgage repayments summary again once our SEP25 repayments are reflected. We’ll maintain AUG25, and do a side comparison with SEP25 with the updated SEP25 mortgage balance.
After refinancing, we save about 200/fortnightly. After the SEP interest rate change, will be an additional 75/fortnightly.
Since JUN24, our monthly savings is about 822/monthly, or about 10K/annualized. Will be allocating our savings toward Offset monthly under MS+MO section.
